Making a Safe Investment

  1. Max Investment of 65% of the FMV (future market value)

Why Invest with Us?

Investment Opportunity Landscape
Our main focus is to provide real estate ownership to buyers who prefer to be an owner-occupied buyer and investor.

​

As a result, Real Estate Developers 1 will be purchasing 100 vacant lots to build 100 small (4-unit) apartment buildings annually, starting 2026. 

​

We will provide the following:


1.    Ground Up Construction on multifamily buildings (4 units).


2.    We will provide up to $65,000 seller credit to help buyer with down payment, closing cost or future property upgrades.

​

3.    We will help stabilize the properties to 90% rental occupancy, with the remaining one unit for owner occupancy.

​

4.    The 90% rental occupancy will provide positive cash flow that will allow the owner-occupied buyer to live in the unit for free.

​

 

Cash Investor Opportunities:


1.    Cash investment will be paid back within 12 months of breaking ground.


2.    15% profit of all cash invested within 12 months of breaking ground.

​

*If the Investor is referred by a Consultant, the Business Consultant will be paid 5% of the amount invested.

3.    Minimum investment is $1K (Cash investors only).


4.    If cash investor chooses to be on the loan with Real Estate Developers 1,

       with a minimum investment of $50K, see the payout scale below.


5.    Maximum investments:

  • 4-unit buildings: $170K.

*If the Investor is referred by a Consultant, the Business Consultant will be paid 5% of the amount invested.

Investors cash will remain in their account until the below 3rd-party invoices are due to be paid:


•    Surveyor and Permits


•    Architect


•    Appraisal


•    Insurance 


•    Title Company Fees at closing

3.    We also build 4-unit apartments buildings nationally and in Canada.
